This is a specialist service that requires a careful selection process and recently we have seen a much increased level of interest from would-be investor's, due to the good returns currently being achieved in the private residential rental sector. At Landmark we look at all factors that would indicate a good investment opportunity to include location vs price, possible rental yield, access to local services/transport link's/universities, future development in neighbourhood, re-saleability, re-development potential, local blue-chip companies etc.
Following a meeting with one of our investment specialist's we would gauge the level of investment you would like to make and decide how best this could be utilised (whether this would be better placed into one property or split between a number of smaller properties). We also look at whether you are keen to invest in property requiring refurbishment, in which case monies will need to be set aside to accommodate any work's and what you wish to do following any refurbishment (rent vs sell). Weekly updates on opportunities and pre-viewing of investment's will be carried out over the period of our research. Once an opportunity is selected/price agreed and during the buying process (usually after exchange of contracts) our management team will contact you to discuss (if this is the preferred method of investment) the commencement/initiation of marketing with one of our preferred letting agents and will give constant feedback as to levels of interest and offers made. Our main aim is to find a suitable tenant who will take on the tenancy shortly after the property has completed and is fully ready to rent out.
